What does commercial building washing include?

Rain, traffic film, moss and algae streak building exteriors across the Lower Mainland, especially on north-facing walls and under overhangs. Building washing removes that buildup from siding, stucco, concrete panels, metal cladding and canopies so your property looks maintained to tenants and visitors, and so dirt does not sit on finishes longer than it has to.

This service covers walls and facades. Ground-level paving is handled by commercial pressure washing, and glass is cleaned by our commercial window cleaning team, including rope access for high-rise glass. For townhouse complexes, see strata exterior washing. Services can be combined in one written scope.

  • Vinyl, fibre cement and metal siding
  • Stucco walls using soft-wash methods
  • Concrete panels, tilt-up walls and columns
  • Canopies, awnings and entrance overhangs
  • Soffits, fascia and exterior trim
  • Moss, algae and mildew on shaded elevations
  • Signage bands and exterior light fixtures
  • Rust and water streaks below ledges where treatable

What’s included

  • Protection of surroundings Windows, doors, vents, landscaping and parked vehicles are protected or cleared before washing.

How often should a commercial building exterior be washed?

An annual wash suits many commercial and strata buildings, usually booked in late spring or summer when surfaces dry quickly. Buildings near busy roads, construction or heavy tree cover may need a second wash, while shaded north elevations sometimes need treatment for moss and algae between full washes.

We plan washing around tenants and operating hours, with early starts, weekends and elevation-by-elevation scheduling so entrances stay open. It pairs well with roof cleaning and other exterior services on the same visit. Request a quote and we will send a written scope within one business day.

FAQ

Building exterior washing FAQs

Is pressure washing safe for stucco and painted siding?

High pressure can damage stucco, paint and sealants, so we use soft-wash methods on delicate surfaces. Soft washing applies cleaning solution at low pressure and rinses gently, removing grime and organic staining without forcing water behind the cladding.

Do you wash high-rise building exteriors?

We wash facades as high as safe access allows, and we confirm the method for each elevation during the walkthrough. High-rise glass is cleaned by rope access through our commercial window cleaning service. Tell us the building height when you request a quote.

Will washing affect our tenants or customers?

We keep disruption low. We supply notice wording ahead of the visit, work one elevation at a time, keep an entrance open wherever possible and schedule early mornings or weekends where needed. Tenants are asked to close windows and move vehicles near the work area.

Can you remove moss and algae from walls?

Yes. Green and black organic growth is common on shaded walls in our wet climate. We treat it with suitable cleaning solutions and rinse it away. Where growth has stained porous surfaces for a long time, some discolouration may remain, and we tell you that before work starts.

Do you clean canopies, awnings and signage?

Yes. Entrance canopies, metal awnings, soffits and signage bands are included when they are part of the scope. Fabric awnings and illuminated signs are checked first so we can choose a method that will not damage them.

What is the difference between building washing and pressure washing?

Building washing covers vertical surfaces such as walls, cladding and canopies, often with soft-wash methods. Commercial pressure washing covers sidewalks, entrances and plazas at ground level. Oil-stained concrete is handled by concrete degreasing.

Are your crews insured for exterior work?

Yes. We carry $5,000,000 commercial general liability insurance, our staff are bonded, and we maintain active WorkSafeBC coverage. Crews are WHMIS-trained, and supervisors inspect completed elevations and keep daily logs for your records.
